Hi we currently have vinyl in our kitchen and bathrooms. Is it really worth it (to me) to have tile laid down? Does it really add that much value? Should I just lay a nicer vinyl down?

kitchen yes, bathrooms no
Well, you could go either way with that really.
I think that Tile looks professional and really adds a nice touch to the home. It shows that you care about how it looks. Plus it also adds value to a home.
Throwing down just some vinyl over top really looks kinda tacky and I don’t think that it would be a good selling point.
It really depends if you want to get the most out of the property or you just want to get rid of it. I would tile it with some new tiles and there are so many to chose from and I think it would be a wise investment and your property will sell and move faster if you improve the kitchen and bath as that is the biggest selling points in any house. You will get back what you put into it, and vinyl is cheap …. so you will not get alot of enthusiam over trying to cover up something that it aready ugly
Depends where you are located.
Sometimes people put too much into a home to sell it when the it would be better to allow an amount for these items to the buyer. They can make their own choices.
Today’ real estate market is fickle. Have you talked to a good Realtor about marketing your home. A good agent will be able to answer any question. Just remember, sometimes people do upgrades and do not get enough to cover the costs.
I and my wife have been in the building industry and Real Estate marketing for 40 to 50 years.
Be smart and do not be a FSBO. You can lose much if you are not careful.
